Skylight flashing repair fixes what is usually a flashing problem, not a glass problem. Most skylight leaks we are called to come from the metal around the curb or frame, not from the unit itself.
A properly flashed skylight has a sill piece at the bottom, step flashing woven up both sides, and a head flashing at the top that tucks under the shingles above. Many skylights were installed with a bead of roof cement standing in for real flashing. Roof cement dries, shrinks, and cracks in a few summers, and then water tracks down the inside of the light well.
We start by checking whether the leak is condensation, which shows up as drips on cold mornings with no rain, or a real flashing failure. For a flashing failure our crew removes the shingles around the skylight, installs the manufacturer's flashing kit or custom bent metal for curb-mounted units, and wraps the curb in ice and water shield. If the skylight is old enough that the seals are fogged, we will tell you replacing it at the same time is the smarter spend.
